Rates
- High Season (15 December to 31 January) = ₤520 Sterling per week
- Mid Season (1 October to 14 December and 1 February to 31 March) = ₤480 Sterling per week
- Low Season (1 April to 30 September) = ₤380 Sterling per week
Rates for The Beach House (holiday rental / vacation rental) are charged for the whole house – irrespective of the number of guests per booking (six people max).
Daily rate
If you want to book for just a few days, use the booking calandar below to calculate the rate for the number of days you wish to stay. Fill in your 'start' and 'end' date and press the continue button and you'll be shown the rate for that period.
Discount
There is an automatic 10% discount for single bookings 15 days or longer.
Rates include
- Daily servicing of The Beach House.
- Use of all amenities: electricity, air-conditioning, water, cooking gas
Rates don’t include
- Refundable breakages deposit = ₤100 Sterling per booking
- There is a pay-as-you-go Sri Lanka Dialog SIM card freely available for your mobile for the duration of your stay. You will need to buy credit for it at the local shop.
- All food and drink
- Firewood for the BBQ
- Gratuities
Availability & Booking
1. First check availability on the booking calendar below (powered by RentalSystems)
2. RentalSystems enables secure, automated online booking and payment by Credit or Debit Card.
3. Choose the dates you wish to book, click the "Continue" button next to the calendar and provide requested details
3. You will receive email confirmation of booking and request for deposit payment.
4. After deposit payment you will receive notification of receipt of deposit
5. Later you will receive reminder of balance payment due date
6. After payment of outstanding balance you will receive notification of receipt of balance payment.
7. You'll then receive arrival details and option for airport transfer.

Check Availability
Payment
After booking you have 7 days to pay a non-refundable deposit equivalent to 33% of total booking cost. (This amount will be calculated and you will be notified by RentalSystems. On receipt of your deposit your booking will be confirmed. The outstanding balance should be paid no later than 45 days prior to arrival date.
Breakages deposit
A refundable breakage deposit of ₤100 Sterling per booking should also be paid along with outstanding balance. If there are no breakages this will be refunded in full within 3 weeks of your departure date.
Cancellation
Part of your payment will be refunded if you cancel your booking. These are the charges for cancellation.
Cancellation before booking date:
5 weeks = deposit + 20%
4 weeks = deposit + 40%
3 weeks = deposit + 60%
2 weeks = deposit + 80%
1 week = deposit + 100%
